ADVANCE BOOKING FEES & DEPOSITS: We are not responsible for weather conditions. Deposits are not refundable due to weather.

TREELAND & TIMBER KOVE: Reservations made for the following year require a $100 non-refundable booking fee. Deposits may be made by cash, check or credit card. If paying by credit card, the deposit will be charged at the time of making the reservation and fully earned within 24 hours of booking. A deposit made on a credit card locks you in at the standard rate for the cabin regardless of how it is paid off. Discounted lodging rates are offered if you pay the entire amount of your stay with cash/check.

PATS LANDING: Reservations made for the following year require a $100 non-refundable booking fee. A booking fee and/or deposit must be paid by cash or check and is due within ten days of making your reservation.

LAST MINUTE RESERVATIONS HELD WITH CREDIT CARD: A deposit is fully earned 24 hours from the time of booking. Any cancellations outside of 24 hours that are held on a credit card will be charged the deposit amount.

PAYMENT MODE: We accept cash, personal/business checks, Visa, Mastercard and Discover. We offer discounts for payment other than by credit/debit cards. Discount applies to lodging only.

RATES: Please note seasonal dates/rates on rate sheet. All rates are subject to WI sales tax of 5.5% and are subject to a 4% local room tax.

PEAK SEASON: Lodging is run on a weekly basis. (See dates on rate sheet.) Treeland’s and Pat’s Landing weekly rentals run Saturday to Saturday peak season. Timber Kove runs Friday to Friday peak season. Peak rates apply to New Years, Birkie, Memorial and Labor Day weekends.

SPRING/FALL/WINTER: Three night minimum stay.

ANY SEASON: Less than 3 night stay incurs $25/bedroom surcharge/night if available.

ADDITIONAL PERSONS: There is an additional person fee of $30/night per person or $150/week per person, 24 months or older. There is no charge for children under 24 months however they are included in the cabin occupancy.

NO PETS. We do not accept pets in any of our vacation home rentals or motel suites. Failure to abide by this policy is subject to a $500 fee and you will be asked to leave the property. Additionally, pets are not permitted on the grounds.

CANCELLATIONS: You have 24 hours within making a reservation to cancel your reservation with no penalty. A valid credit card is required with every reservation made. After 24 hours your reservation is subject to our cancellation policy. All cancellations of lodging units or marina rentals 90 days or more from the arrival or rental date will be charged a $100 processing fee plus forfeiture of any booking fee paid. Any cancellation made less than 90 days of arrival results in forfeiture of 100% of deposit and booking fee. Any cancellation made within 14 days of arrival will be charged the full amount of the reservation. No exceptions will be given. If you have concerns about our cancellation policy we recommend you purchase travel insurance. This cancellation policy applies to ALL cancellation reasons, including but not limited to illness, weather, etc.

RENTAL POLICY: If you have a reservation, the person who is the renter must be present during the stay. Subletting your week is strictly prohibited.

SNOW CONDITIONS & CANCELLATIONS: If trails are OPEN and being groomed, no refunds will be given for cancellations due to weather. If weather causes the trails to close, we will refund your deposit 100% or transfer it over to another vacation date that calendar year.

RESERVED DATES: To avoid any misunderstanding, you will be charged for the number of nights reserved including marina rentals. Please check your confirmation-arrival and departure dates.

OUR RESTAURANTS: Treeland’s Harborview Restaurant and Pat’s Landing Bar & Grill are open from early May to mid-October and December 27th through March 2nd.
